The property value must be supported by the relevant land department documentation.

Where a property is jointly owned, the value of the applicant's individual share generally needs to meet the AED 2 million threshold. There are also specific provisions for married couples in certain circumstances, so this is an area where the ownership structure and supporting documents need to be checked before applying.

Investors

Investors may qualify for a 10-year Golden Visa through several public investment routes. These include a deposit of at least AED 2 million with an accredited UAE investment fund, establishing or holding a qualifying UAE company with capital of at least AED 2 million, or providing confirmation from the Federal Tax Authority that the applicant pays at least AED 250,000 in tax annually.

The investment must be genuinely owned by the applicant and, for the relevant investment routes, cannot be financed through a loan.

Entrepreneurs

Entrepreneurs with qualifying innovative, technology-based or future-oriented projects can potentially qualify for a five-year Golden Visa. The application requires evidence relating to the project and approval or endorsement from the relevant authority or an accredited business incubator, depending on the route.

Executive directors

Executive directors may qualify for a Golden Visa if they have a certified university degree, at least five years of professional experience, a valid employment contract in the UAE and a monthly salary of at least AED 50,000.

Outstanding students and graduates

High-achieving students and recent graduates may qualify based on their academic performance and the university or school they attended.

For example, the current criteria include a minimum 95% score for qualifying high-school students and a cumulative GPA of at least 3.8 for qualifying university students, alongside recommendation, accreditation and timing requirements.

Other exceptional talent and specialist categories

The Golden Visa is also available to a range of exceptional talents and specialised professionals, including recognised creatives, inventors, athletes, digital technology specialists, scientists, healthcare professionals and specialists in education and other priority fields.
